The proposed North Fork Ranch (NFR) project will consist of a mix of land uses including residential, retail commercial, open space, agricultural ranches,
and recreation parks. Tne total site area is about 3,650 acres, of which approximately half is buildable. Buildable is defined generally as areas on the
upper mesas with less than 30% slope and outside of anticipated wetland preserves. A full tabulation of proposed land uses is presented on the accompanying
site plan. The site plan, along with location, parcel, USGS, and zoning maps follow. The signed application form and statements of agency, as well as

Access will be provided principally from SR 273 and Overland Drive on the east, Happy Valley Road on the north, and Olinda Road on the south. Auxiliary means of
access are being considered as depicted in the site plan. Other modes of transportation to be integrated include bus (RABA). bicycle paths, pedestrian walkways,
and equestrian trails. Connectivity with the existing Happy Valley community to the west will be a high priority as the site design evolves.
The project site lies generally between Anderson on the east and Happy Valley on the west. From a regional perspective, development of the site will improve
easterly connectivity for the Happy Valley community and improve utilization of SR 273 for commercial and high-density residential purposes. The entitlement
of this project will necessitate both a general plan amendment and zone changes. The zone classification being requested is Planned Development (PD). The
reason for the requested entitlement change is to allow the development of housing and other uses as depicted in the site plan.
